Building Envelope Science

Building envelopes create a separation between the stresses of the natural environment and the comfort of conditioned interior spaces. When not properly designed or maintained, building envelopes are prone to air leakage, water damage, and material deterioration. The staff at NHA is committed to providing technically sound façade surveys, failure investigations and repair and replacement solutions.

Loyola University Chicago, Lakeshore Campus – Bellarmine Hall
NHA provided architectural design, construction documents and construction administration for the renovation of the existing 85,129 square foot building with parking into a higher education dormitory. The scope of work on the roof and exterior facade included existing condition investigations, roof and parapet reconstruction details, structural reinforcement of exterior walls, selective lintel reconditioning or replacement and window replacement. Extensive, invasive investigations were conducted by NHA resulting in cost effective repair solutions.

1 Cigna Dr. Façade Reclad – Bourbonnais, IL
The project included investigation, demolition and recladding of an existing office in Bourbonnais, Illinois. The two-story, 150,000 square foot office building was experiencing significant water leakage from the exterior facade within 10 years of being built. NHA investigated and provided a design solution while only allowing minimal disturbances to the interior of the occupied building. The remediation included removal and disposal of all the exterior brick and split faced masonry; removal and retention of the aluminum framed windows and aluminum curtain wall systems including the glass; and removal of the sheathing behind the masonry cladding. Using BIM, NHA provided 3-D, sequential construction details to coordinate proper integration of structural materials, moisture transfer and insulation building materials.

MEP Improvements & Coordination

Many MEP improvement renovations and additions have a small design and construction administration architectural scope. Architectural services can be necessitated by permitting issues, consultant coordination or minor building alterations.
